About Kalama, WA — Cowlitz County, Washington
Kalama is a small city with an outsized history. In March 1870, General John Sprague of the Northern Pacific Railway selected a spot near the mouth of the Kalama River as the western terminus of the new transcontinental line — driving a stake into the ground that effectively created the town within months. By 1871 the town was officially incorporated, the population had surged to an estimated 3,500 construction workers and merchants, and the Northern Pacific had established docks, a roundhouse, machine shops, and terminal facilities along the Columbia River waterfront. The town was named for the nearby Kalama River — a word first written by Lewis and Clark in 1806 and believed to derive from a Cowlitz or Chinookan term. The city became the Cowlitz County seat in 1872, and for a brief moment it looked like Kalama might become a major Pacific Northwest city.
-
That moment passed quickly. When the Northern Pacific moved its operations north to Tacoma in 1874, the population collapsed from 3,500 to fewer than 100 within a few years. The territorial legislature disincorporated the town in 1877. A large fire destroyed much of the city center in 1879. Kalama recovered slowly, was reincorporated in 1890, and lost the county seat to Kelso in 1922 after yet another political battle. The Port of Kalama, established in 1920, became the city's lasting economic anchor — today it is one of the top five West Coast ports for dry-bulk commodity shipping, handling grain, potash, and methanol. Kalama is also home to the tallest single-tree totem pole in the Northwest, carved for the 1962 Seattle World's Fair and now on display in Marine Park along the Columbia River.
For homeowners, Kalama's layered history translates directly into an unusually diverse housing stock for a city of fewer than 3,000 people. Railroad-era and pioneer homes from the 1870s through the 1910s still stand in the historic downtown core near First Street and along the Columbia River corridor. Mid-century bungalows and ranches fill out the established neighborhoods. More recent hillside development — on the dramatic bluffs above town with views across the river — has added modern construction since the 1980s. The pre-1978 inventory is real and substantial, spanning from the oldest Victorian-era structures to mid-century wood-frame homes that have reached a natural renovation cycle.

What Working on a Kalama Home Actually Requires
Working in Washington State requires a current Washington State contractor registration — separate from Oregon licensing — along with familiarity with the Washington State Building Code. Kalama's median construction year of approximately 1965 means more than half of all homes in the city were built before 1978 — the federal threshold for lead-based paint regulation. The railroad-era and pioneer homes dating to the 1870s–1910s in Kalama's historic core represent some of the oldest residential construction in southwest Washington. Any contractor disturbing painted surfaces on a pre-1978 Kalama home must be EPA Lead-Safe Certified. VResh holds both the required Washington State contractor registration and current EPA Lead-Safe Certification.
Lead Paint — Present in Most Pre-1978 Homes
Federal law — the EPA's Lead Renovation, Repair, and Painting (RRP) Rule — requires contractors who disturb painted surfaces on homes built before 1978 to hold EPA Lead-Safe Certification, follow specific containment and work practice protocols, and provide written documentation. Violations can reach $37,500 per day per violation.
VResh Construction is EPA Lead-Safe Certified. We follow full RRP protocols on every pre-1978 project: proper containment, wet work practices to suppress dust, thorough cleanup procedures, and written compliance documentation at project completion. As VResh's own siding page notes: "Most Portland siding contractors are not" EPA RRP certified. Always ask any contractor to show their current certification before work on any pre-1978 home begins.
⚠️ Washington State Contractor Requirements — What Kalama Homeowners Should Know
Washington State law requires contractors performing construction work in Washington to hold an active Washington State contractor registration through the WA Department of Labor & Industries (L&I). This is separate from Oregon licensing.
VResh Construction holds an active Washington State contractor registration: WA #VRESHCL776ND. Always ask any contractor you hire for WA work to show their current WA L&I registration number and verify it at verify.lni.wa.gov.
Electrical permits in Washington are issued by WA State L&I — not by the city building department. VResh coordinates all electrical permit work on your behalf.
Work performed by an unregistered contractor in Washington State is illegal, voids homeowner insurance coverage for the project, and leaves the homeowner with no recourse for defective work.
⚠️ Before Hiring Any Contractor for Pre-1978 Work in Kalama
Ask directly: "Are you currently EPA Lead-Safe Certified under the RRP Rule?" Then ask to see the certificate.
A contractor without current certification cannot legally disturb painted surfaces on a pre-1978 home, cannot provide the required compliance documentation, and exposes your family to lead dust contamination.
VResh Construction holds current EPA Lead-Safe Certification and provides written documentation on every qualifying project.
Moisture, Dry Rot, and Hillsboro's Housing Stock
Hillsboro's Coast Range proximity creates a measurably wetter microclimate than central Portland — more annual rainfall and more persistent cloud cover through the long wet season. For exterior construction this matters: homes in Hillsboro accumulate moisture exposure faster than comparable homes just 10 miles east, which accelerates failure at siding joints, window sills, roof penetrations, and any location where flashing has been compromised. Homes in the Orenco Station area and the 1990s–2000s tech corridor neighborhoods are now at the age where these failures become visible and need correction. VResh addresses the moisture source before installing new material.

What Makes VResh Construction Different
You Work Directly With the Owner — Every Time
VResh Construction is not a franchise and not a sales organization that passes your project to unknown subcontractors. Founder Vlad started in construction at 16 years old and founded VResh in 2022. When you call, Vlad answers. When our crew arrives, it is Vlad or Roman — who has served as VResh's in-house project manager from the beginning and has worked alongside Vlad for 16 years. You know exactly who is coming to your Kalama home, and that person is directly accountable to the founder.
We Fix the Problem — Not Just the Surface
As VResh's homepage states directly: "We don't cover up problems. We find the moisture source, fix the structural damage underneath, and reinstall with the flashing, clearances, and technique that makes the work last." This matters on every job — and on older homes it matters most.
Mostly In-House Crew — Not Rotating Subcontractors
The majority of VResh's work is performed by its own team. When additional capacity is needed, it is family members and tradespeople Vlad has worked with for years. The quality of work does not shift because a different subcontractor showed up that week.
Interior and Exterior — One Company, One Warranty
VResh handles both sides of the wall — exterior renovation (siding, windows, roofing, doors, dry rot, gutters, decks) and interior renovation (kitchen, bathroom, painting, drywall, trim). One company, one workmanship warranty, one point of accountability.
