The Sill Pan Problem

A sill pan is a formed tray at the base of the door rough opening that collects water that enters past the threshold and directs it to the exterior. Without a sill pan, water sits in the rough opening, soaks into the sill plate and subfloor framing, and begins a rot cycle that typically goes undetected for years. By the time a homeowner notices a soft floor adjacent to the patio door, the framing damage is often significant. The Head Flashing Problem

Head flashing above a patio door opening directs water running down the wall surface away from the top of the rough opening. Without it, water infiltrates from above and saturates the header and jambs over time. This is one of the most common moisture-damage scenarios we encounter when removing old patio doors. The Air Sealing Problem

Drafts from a sliding door are rarely from a defective door panel — they are almost always from inadequate air sealing in the gap between the door frame and the rough framing. Properly filling this gap with low-expansion foam before the interior trim is installed reduces infiltration dramatically. We include this on every installation as standard.
