Vlad or a senior crew member comes to your home in person. We assess the actual condition of the project area—not just what's visible on the surface, but what's happening beneath the surface. For siding replacement, window replacement, or any work on a pre-1978 home where dry rot or lead paint may be present, the on-site assessment is where our experience makes the biggest difference.

Why We Only Provide Written Estimates — and Why You Should Require It from Every Contractor

Portland homeowners lose money every year on verbal estimates that expand once work starts, on scope that was never written down, and on contractors who discover additional problems mid-project and present a new price with the project already underway. This is one of the most common homeowner complaints in the contracting industry — and it is almost entirely preventable.

What a Written Estimate Must Include

  • Exact scope of work — not "siding replacement" but specifically what is being removed, what is being installed, what brand and product, what dimensions, and what is explicitly excluded.
  • Materials specified by brand and product line — for example: Milgard Trinsic Series vinyl frame windows with Low-E glass.
  • Clear change-order process if additional problems are discovered during the project.
  • Payment schedule tied to project milestones rather than large upfront deposits.
  • Timeline including expected start date, completion window, and potential scheduling factors.

  • Verbal-only estimates — “just trust me” pricing with nothing written down.

What Vlad Looks for During the On-Site Assessment

Most contractor estimate visits are a quick walk around the outside and a verbal number on the way back to the truck. Our visits are different — here is what we actually look for.

Moisture Entry Points

Every transition, penetration, and junction is a potential water entry point. At windows, we look for head flashing, sill pan drainage, and WRB integration. At siding terminations, we look for clearance from grade and rooflines. At decks and patio covers, we look for ledger flashing and any rot at attachment points.

Lead Paint Indicators

For pre-1978 homes, we note the home's age, the layers of paint visible at cut edges, and any prior disturbed surfaces that suggest lead may have been distributed during a previous renovation. We advise on the testing required at project start.

Dry Rot Indicators

Soft siding boards that feel spongy under thumb pressure. Dark staining at the bottom courses. Paint that is peeling specifically at horizontal joints rather than generally. Damaged or missing caulk at window perimeters. Previous patching that suggests prior problems. We probe and document all suspected areas.

Structural Conditions

Visible settlement or racking in door and window openings that suggests framing movement. Foundation cracks adjacent to proposed window well locations. Visible soft spots in decking or exterior wood members. We look below the surface and tell you what we find.

Frequently Asked Questions About Getting an Estimate

Is the estimate really free? No hidden fees?
Yes — completely free, no obligation. We do not charge a trip fee to come out and assess your project. You only pay anything if you choose to hire VResh Construction and approve the written estimate before work begins. Note: Some Portland-area contractors charge $75–$150 just to come out and give you a quote. We do not. The estimate is our investment in the possibility of earning your business.
How long does a typical on-site estimate visit take?

For most projects, a visit takes 30–60 minutes. Larger or more complex projects — whole-home re-sides, multi-window replacements, or homes with suspected extensive dry rot — may take longer. We never rush the assessment, because understanding what's actually going on is the only way to give you an estimate you can trust and a scope of work you won't be surprised by mid-project.
Do I need to be home for the estimate?

Yes. We require you or an authorized adult to be present for the estimate visit. This is not a formality — it's how you get to ask questions directly from Vlad or a senior crew member, not a salesperson. It's also how we make sure we've seen every area of concern rather than guessing from the outside.
How long will it take to receive the written estimate?

For most straightforward projects, you receive the written estimate the same day as the visit or within 24 hours. More complex projects with significant scope or multiple trades may take 2–3 business days to price out fully. We always tell you when to expect the estimate before we leave your home.
What should I have ready before the visit?

Very little is required. If you have existing documentation about the home — original construction documents, records of prior repairs, or permits for previous work — those can be helpful background, but are not necessary. If you have specific concerns about certain areas, note them so you can point them out during the visit. We perform a thorough assessment regardless.
What discounts are currently available?

We offer a 10% Veteran Discount on labor (up to $1,000) for active-duty and veteran military members. We offer a 5% Senior Discount on labor for homeowners 65 and older. We have a Spring Exterior Upgrade Special of $500 off qualifying window or siding projects over $8,000, plus a free moisture and dry rot inspection. And we have a Referral Bonus Program: $250 for referred projects over $5,000, $500 for referred projects over $15,000. Ask about current availability when we visit.
Do you work with homeowner's insurance for storm damage claims?

Yes. We work with homeowners through the insurance claim process for storm-related damage — wind, hail, fallen trees, and similar events. We document the damage thoroughly on-site, provide a written estimate in a format that meets most insurer requirements, and can communicate directly with your adjuster if needed. Can I get an estimate over the phone or via photos?

We can give you a rough order-of-magnitude range over the phone based on your description and the typical scope for your home type — but we never provide a number we would actually hold ourselves to without an on-site visit. The reason is simple: Portland homes have too many variables that are not visible without physical inspection. A siding replacement that looks like a $25,000 project from a photo description becomes a $38,000 project once we find the dry rot at all 14 window perimeters. We would rather give you an accurate estimate after a site visit than a low number that surprises you after you have signed.
Do you provide estimates for insurance purposes?

Yes — we provide written damage assessments and repair estimates in formats suitable for homeowner insurance claims. For storm, hail, fallen tree, and water intrusion events, our written assessment documents what we found, the cause, and the cost to repair. We can communicate directly with your adjuster and provide supplemental documentation if the initial estimate is disputed.
We already have two other estimates—should we still get one from VResh?

Yes, for two reasons. First, comparing three written estimates lets you see where the proposed scopes differ — often significantly. If one estimate is $12,000 and one is $22,000, the difference is rarely all labor cost. It is usually the scope: one contractor is skipping structural repair, the other is including it. Second, you get to evaluate whether Vlad's assessment and communication style match what you are looking for in a contractor you will be working with for weeks. The estimate visit is also an interview.
