Not every siding problem requires a full re-side. A branch impact, a ladder scuff, a few rotted boards at the base of the north-facing wall, or caulk failures at window corners — all are targeted repairs we regularly do. VResh Construction does not push full replacement when repair is the right answer. We assess honestly, fix the actual scope, and leave the rest of your siding untouched.

What we will not do: patch over existing rot without finding its source, re-caulk over failed flashing, or close up a wall without inspecting what is behind the damaged material. If we open a section of siding and find moisture damage or rot in the framing behind it, we repair that too — and we tell you about it in writing before any additional work begins.

Damaged or Rotted Board Replacement

Individual boards or sections of siding damaged by impact, rot, or delamination can usually be replaced without touching the rest of the wall. We remove the damaged material, inspect the substrate and framing behind it, make any necessary structural repairs, and install matching replacement boards with proper priming and sealing.

Board matching: For James Hardie and LP SmartSide, matching products are readily available. For older cedar or vinyl siding, we assess availability and advise you on the closest match before proceeding.

We do not simply install new boards over a damaged substrate. Whatever caused the damage — a failed caulk joint, missing flashing, condensation from an interior air leak — we identify and correct it.

Window and Door Corner Repair

Window and door corner rot develops when head flashing has failed, caulk has dried and cracked, or the original installation omitted a sill pan flashing. Water enters the rough opening corner and wicks into the adjacent trim and sheathing.

We remove the window or door trim, assess the rough opening and adjacent sheathing for moisture damage, repair or replace any compromised material, install correct head flashing (or sill pan if absent), reinstall trim, and caulk per manufacturer specification.

This is the most under-repaired category of siding damage in Portland — most contractors re-caulk the exterior and consider the job done. That approach predictably fails within 2–3 years.

Bottom-Course Rot Repair

Bottom-course rot is one of the most common siding repair calls we receive in Portland. The cause is almost always the same: siding installed too close to grade (less than 6 inches clearance), splash-back saturation from rain, or missing kick-out flashing at a roof-to-wall intersection that directs roof runoff into the bottom of the wall.

Repair involves removing all rotted material — boards, moisture barrier, and any compromised sheathing — repairing the framing, correcting the moisture pathway, reinstalling a proper WRB, and reinstalling new bottom-course boards with correct clearance and back-priming.

This repair frequently reveals rot in the first-course sheathing and sometimes in the sill plate. We always inspect the structural framing and report our findings before closing the wall.

Impact and Storm Damage Repair

A fallen branch, a ladder impact, hail damage, or wind-driven debris can damage siding boards without causing moisture damage to the substrate behind. In these cases, targeted board replacement is straightforward.

Caulking and Sealant Restoration

Exterior caulk typically has a service life of 7–15 years, depending on the product, application location, and sun exposure. Failed caulk at window and door perimeters, penetrations, and trim joints is a leading cause of water infiltration in Portland homes.

We do not simply re-caulk over failed existing caulk — we remove the old material, assess whether the failure is isolated to the caulk joint or indicates a flashing problem behind it, and reinstall with an appropriate product.

On pre-1978 homes: removing old caulk may disturb lead-painted surfaces. We follow EPA RRP protocols throughout.

Partial Elevation Re-Siding

When damage is confined to one or two elevations of the home — common after severe weather on the north or west-facing walls — partial re-siding is often more practical than full replacement.

We replace the siding on affected elevations completely, including WRB, flashing, and trim. We match the existing siding material and profile as closely as possible on the unaffected elevations.

In cases where the existing siding is no longer available or cannot be matched, we discuss the options honestly — including whether full re-siding makes more economic sense over the next 5–10 years.

I see one rotted board. How do I know if there's more damage behind it?

You often can't tell without opening the wall. Rot visible on the exterior surface is frequently the leading edge of more extensive damage behind the board — in the sheathing, at the bottom plate, or in adjacent framing members. We probe all suspect areas before providing a repair scope and open the wall to the extent necessary to confirm the full extent of the damage. We report everything we find in writing before proceeding.
