About Sherwood, OR — Washington County

Sherwood sits in the southeast corner of Washington County, tucked between the Tualatin Valley flatlands to the north and the rolling foothills of the northern Willamette Valley wine country to the south. Originally settled in the 1850s and incorporated in 1893 under the name Sherwood — chosen by businessman Robert Alexander to replace the decidedly less appealing "Smockville" — it has grown from a pressed-brick and railroad town into one of the Portland metro's most sought-after family suburbs. Money magazine ranked Sherwood fifth among the best places to live in the United States in 2014, and its school district consistently ranks in Oregon's top five.

The housing stock reflects three distinct eras. Old Town Sherwood contains the city's oldest homes — craftsmen, colonials, and early twentieth-century structures that predate World War II, many on large lots with significant architectural character. The second wave, from the 1980s through the 1990s, filled in the flatlands with traditional two-story family homes on quarter-acre lots.

  • From the 2000s onward, a third generation of master-planned neighborhoods has spread south and west — larger homes, open floor plans, and higher price points that are only now approaching their first major renovation cycle.

The Tualatin River National Wildlife Refuge borders the city to the west. The annual Robin Hood Festival and a walkable Old Town with brick storefronts give Sherwood the community character that many suburbs lack. Washington County's rolling terrain means moisture drainage varies significantly by neighborhood.

What Working on a Sherwood Home Actually Requires

⚠️ Before Hiring Any Contractor for Pre-1978 Work in Sherwood

Ask directly: "Are you currently EPA Lead-Safe Certified under the RRP Rule?" Then ask to see the certificate.

A contractor without current certification cannot legally disturb painted surfaces on a pre-1978 home, cannot provide the required compliance documentation, and exposes your family to lead dust contamination.

VResh Construction holds current EPA Lead-Safe Certification and provides written documentation on every qualifying project.

Federal law — the EPA's Lead Renovation, Repair, and Painting (RRP) Rule — requires contractors who disturb painted surfaces on homes built before 1978 to hold EPA Lead-Safe Certification, follow specific containment and work practice protocols, and provide written documentation. Violations can reach $37,500 per day per violation.

VResh Construction is EPA Lead-Safe Certified. We follow full RRP protocols on every pre-1978 project: proper containment, wet work practices to suppress dust, thorough cleanup procedures, and written compliance documentation at project completion. As VResh's own siding page notes: "Most Portland siding contractors are not" EPA RRP certified. Always ask any contractor to show their current certification before work on any pre-1978 home begins.

Sherwood's dominant construction era runs from the 1990s through today — but the pre-war and early-era homes in Old Town Sherwood represent genuine pre-1978 inventory where lead paint compliance is a real requirement. With roughly half of Sherwood's homes predating the mid-1990s, a meaningful share falls within the 1978 federal lead paint threshold. Any contractor disturbing painted surfaces on a pre-1978 Sherwood home must be EPA Lead-Safe Certified. VResh is certified and provides written documentation on every qualifying project.

Lead Paint — Present in Most Pre-1978 Homes

Moisture, Dry Rot, and Sherwood's Housing Stock

Sherwood's Tualatin Valley setting means sustained moisture throughout the long wet season, with the wildlife refuge and surrounding wetlands creating above-average ambient humidity in parts of the city. Homes in Old Town with original wood siding and single-pane windows are particularly exposed — decades of wet seasons accelerate wood rot at bottom courses, window sills, and fascia. The 1980s–90s flatland builds often used wood-composite or early fiber cement products that have since failed at joints and bottom courses. The newer southern builds are generally better detailed, but builder-grade materials still show moisture-related failures sooner than homeowners expect.

Building Permits in Sherwood

Sherwood is an incorporated city with its own Building Department. The building department is located at 22560 SW Pine Street, 2nd Floor, Sherwood, OR 97140. Phone: (503) 625-4226. Residential and commercial permits are reviewed within 4–6 weeks. As of November 2024, Sherwood transitioned to Oregon's ePermitting platform (BuildingPermits.Oregon.gov) for online permit applications. Note: electrical work within Sherwood is permitted and inspected by Washington County, not the city building department. VResh handles the Sherwood permit process on your behalf.

OUR FAQS

Frequently Asked Questions — Sherwood, OR

Do you serve Sherwood, OR?
+
Yes. Sherwood is approximately 17 miles southwest of Portland. VResh works throughout the extended core regularly — most projects in this area schedule without delay. Estimate visits are typically available within 2–5 business days.
My Sherwood home was built before 1978 — what does that mean?
+
Homes built before 1978 are subject to the federal EPA Lead Renovation, Repair, and Painting (RRP) Rule. This applies primarily to Old Town Sherwood and the older neighborhoods near the historic core. VResh is EPA Lead-Safe Certified and completes all required documentation at project completion. Ask any contractor to show their current EPA RRP certification before signing a contract.
How do permits work in Sherwood?
+
Sherwood has its own Building Department at 22560 SW Pine Street, 2nd Floor (phone: 503-625-4226). Online permits are now processed through Oregon ePermitting (BuildingPermits.Oregon.gov). Residential permits are reviewed within 4–6 weeks. Note that electrical permits are handled by Washington County. VResh manages all permitting on your behalf.
Do you work in Old Town Sherwood on older homes?
+
Yes. We are experienced working on the pre-war and early-era homes in Old Town Sherwood. Material selection matters — we recommend window, door, and siding options that fit the scale and architectural character of your home, not just what happens to be in stock. We're happy to walk through your home before providing an estimate.
Do you handle both interior and exterior work in Sherwood?
+
Yes. VResh handles both exterior renovation (siding, windows, roofing, doors, dry rot, gutters, decks) and interior renovation (kitchen, bathroom, painting, drywall, trim, doors). One company, one warranty, one point of accountability. When dry rot found during exterior work requires opening interior walls to assess structural damage, VResh handles that continuity without the homeowner coordinating a separate contractor.
What discounts are available?
+
VResh offers a 10% discount on labor (up to $1,000) for active-duty and veteran military members — proof of service required. Homeowners 65 and older receive 5% off labor — just mention it when you call. A referral bonus is also available: refer a neighbor for a project over $5,000 and receive $250; over $15,000, receive $500. A spring special offers $500 off window or siding projects over $8,000 with a free moisture and dry rot inspection included.
What warranty does VResh offer?
+
All VResh projects include a workmanship warranty of 5 to 10 years, with the specific term stated in your written estimate. This covers defects in VResh's installation workmanship and is separate from manufacturer product warranties — James Hardie's 30-year limited warranty and Milgard's limited lifetime warranty, for example.
