Rough opening assessment
Measure existing rough opening, assess framing condition, check for moisture damage and rot at sill and jamb framing. Pella windows are ordered to specific rough opening dimensions — we verify before ordering to avoid field modifications that compromise flashing details.

Lead testing (pre-1978 homes)
Test all surfaces that will be disturbed. Portland's housing stock includes a significant proportion of pre-1978 construction — RRP compliance is standard on every VResh project involving older homes.

Remove existing window
Remove the existing window unit, sash, stops, and exterior trim. Inspect the rough opening fully — this is where dry rot and moisture damage are found. Many Portland windows have concealed water damage not visible from the interior.

Structural repair (if needed)
Repair any rot or moisture damage in the rough opening framing, sill, and jambs before new installation. Installing a quality Pella window over rotten framing does not protect the investment — this step is non-negotiable on every VResh project.

Install a formed sill pan at the bottom of the rough opening before setting the window. Sill pan flashing catches any water that passes the window and directs it to the exterior. Standard on every VResh installation — routinely skipped on budget installations.

Integrate window installation with existing or new WRB — housewrap or building paper. Lap the WRB over the sill pan and under the head flashing for a continuous drainage plane. Critical for Portland's 40-inch annual rainfall.
