Battle Ground's adopted maintenance code still says "Glazing materials shall be maintained free from cracks and holes," and the door-assembly section beside it, which reaches a slider's rollers and latch, survived the city's edits as well. The edit that did land on sliders is one amendment line in BGMC 15.104.010F, where the city adopts the International Property Maintenance Code: "Section 304.14: Insect Screens. Not adopted." For a patio slider on a house inside city limits, that leaves a clear split: cracked glass and failed hardware are conditions the city's code addresses, and a torn screen falls outside the city's maintenance code.

Vlad runs the panel through its travel, locks it, looks over both panes, checks the sill track and probes the subfloor beside it, then shows the owner what he found. The written repair price is provided before any work starts, and when a slider is past saving, Vlad prices a replacement alongside it.

Common Sliding Door Problems We Fix in Battle Ground

01. A Crack Running Through the Fixed or Moving Pane

Slider glass breaks from a single blow to the pane or from stress where the frame grips its edge. Battle Ground kept the glazing line of the model code, so a crack or a hole in either pane is a maintenance condition on any house in the city. At the estimate, VResh takes the sealed unit's size and glass makeup, then orders a new unit for the existing panel or a whole new panel when its frame has also failed.

02. Air Slipping Through Where the Two Panels Overlap

When the moving panel stops short of the fixed one, or the pile along the interlock stiles has worn flat, outside air finds a path through the middle of a closed slider. The interlock is part of the door assembly Battle Ground holds to good condition, and a closed slider that passes air there can fall short of weathertight as well. VResh renews the pile and interlock seals, then sets the panel so the stiles overlap along their full height.

03. A Panel That Grinds, Sticks or Jumps the Rail

Flattened roller tires and a track packed with grit make a panel drag, and a roller set too low can let it climb off the rail. The rollers and track are part of the door assembly the city's adopted code covers. VResh takes the panel out of the frame, fits new rollers matched to it, cleans the track, and caps a rail that a dragging panel has gouged.

04. Water in the Track and a Gap Where the Frame Meets the Siding

Rain backs up in a slider's sill track when the weep slots clog, then spills over the inside lip. A second route runs around the outside of the frame, through cracked caulk at the siding. The adopted exterior-surfaces section asks that the joints "between the building envelope and the perimeter of windows, doors and skylights, shall be maintained weather resistant and water tight." VResh clears the weeps, reseals the sill, and renews the perimeter joint.

Sliding Door Symptoms, Causes, and What Battle Ground's Rules Mean

What You NoticeLikely CauseWhat It Means in Battle Ground
01

A line in the glass that has grown since it first appeared

Likely Cause

Edge stress from a panel that slams into the jamb

What It Means in Battle Ground

The adopted glazing line covers cracks and holes, so this is a city maintenance condition.

02

The latch hook rides under the keeper

Likely Cause

The panel has dropped on worn rollers

What It Means in Battle Ground

Raising the panel usually brings the hook back to the keeper, so the latch is judged after the rollers.

03

A rumble and drag when the panel slides

Likely Cause

Flat roller tires and a gritty or dented rail

What It Means in Battle Ground

A gouged rail would flatten new roller tires, so VResh caps it in the same visit.

04

A puddle on the inside lip of the track after a storm

Likely Cause

Weep openings packed shut

What It Means in Battle Ground

Water crossing the sill leaves the door short of the weathertight condition required by the adopted window-and-door section.

05

Daylight along the caulk line beside the frame

Likely Cause

Perimeter sealant cracked and pulled away from the siding

What It Means in Battle Ground

The adopted exterior-surfaces section requires that the joint remain weather-resistant and watertight.

06

The screen will not slide, or its mesh has split

Likely Cause

Screen wheels frozen, or a frame bent out of square

What It Means in Battle Ground

Battle Ground did not adopt the screen section, so the city's maintenance code is silent on slider screens.

Sliding Door Repair in Battle Ground: What the Project Involves

#
Step
What We Do and Why It Matters
1
Slide, lock and listen
Vlad listens for grinding along the full run, then locks the panel by hand without lifting it, since a hook that misses its keeper usually means the panel has sunk.
2
Look at both panes
He checks each pane for cracks, chips, holes, and fog between the layers, and points out to the owner which of these the city's glazing line covers.
3
Probe beside the track
An awl tests the subfloor and sill beneath the frame, where years of overflow have left soft wood behind.
4
Order to the door
Vlad notes the door's make and model so the rollers, latch, and any sealed unit VResh orders match the panel.
5
Settle the price
Vlad hands the owner a written repair price before VResh starts. Vlad confirms permit needs for your project at the estimate.
6
Re-roll and re-latch
VResh lifts the panel out, fits new rollers, sets the panel height and brings the latch to the keeper.
7
Seal the track and the frame joint
VResh clears the weeps, checks that the track drains, reseals the sill and renews the caulk line at the siding, and joints the adopted exterior-surfaces section names.
8
Set the new glass
When the glazing line is part of the job, VResh installs the ordered sealed unit or panel and checks the slide and lock once more.

The Glass and Hardware Lines Battle Ground Kept

The weed-height limit, the motor-vehicle section and the insect-screen section all appear on the amendment list in BGMC 15.104.010F. The glazing and door-assembly sections do not, so the model wording governs a Battle Ground slider's glass and hardware.

Glazing: Cracks and Holes

The glazing line is narrow on purpose. It names cracks and holes, which describes broken glass, and stops there. A chip that has run into a crack, or a pane holed by a stone thrown from a mower, is the kind of damage it describes. A slider with intact but fogged panes sits outside it.

The Door Assembly and Its Hardware

The adopted line reads "Exterior doors, door assemblies, operator systems if provided, and hardware shall be maintained in good condition." On a slider, the assembly is the panel, its rollers, the track it rides on, the interlock where the panels meet, and the hardware is the handle set, latch, and keeper. A panel that drags, jumps the rail, or locks only with a lift has a part of its assembly out of good condition.

Screens and Fog Under Battle Ground's Adopted Code

The Screen Panel

The model section Battle Ground left out would have had openings required for ventilation fitted with "approved tightly fitting screens" during the season the adopting city chose. Without it, the city's maintenance code asks nothing of a slider screen. What happens to the screen is a household question about insects, pets and summer airflow, and VResh can restore, rebuild or remove the panel to match the answer.

Fogged Insulated Glass

A film that survives wiping on both faces of the glass sits inside the sealed unit, where a failed edge seal has let moisture in. The view suffers, and the unit insulates less well, though the glass itself has no crack or hole. Replacing the sealed unit is the fix. Why that seal gives out is a subject the main sliding door repair page takes up.

Repair a Panel, Replace a Panel, or Replace the Door in Battle Ground

When a Repair Brings the Slider Back

On a Battle Ground slider with intact glass, the door-assembly line is usually met again through parts a repair reaches: rollers, track, latch, keeper, interlock seals, pile and weeps. That holds while the frame stays square and the sill wood stays firm, which the awl and the reveal check settle at the visit.

When the Glazing Line Calls for Glass Work

Battle Ground's glazing line reaches any pane with a crack or a hole. A new sealed unit fitted to the existing sash covers most cracked panes, and VResh orders a complete operating panel only when the sash corners have opened, or the sash has bent.

When a New Slider Takes the Opening

A new slider makes sense when the outer frame has racked, the sill beneath it has rotted, or parts for the model are no longer made. If both panes are cracked as well, one new door answers the glazing line for both panels at once.

OUR FAQS

Sliding Door Repair FAQs for Battle Ground Homeowners

Does the glass that replaces our cracked pane have to be safety glass?

Washington's residential code says "Replacement glazing in hazardous locations shall comply with the safety glazing requirements of Section R308." Glass in a sliding door is among the hazardous locations that section covers, so a replacement unit for a Battle Ground slider is ordered as safety glass.

If the whole slider has to come out, does Battle Ground want a permit for the new one?

The city's permit exemptions include this line: "A permit is not required for window and door assemblies utilizing existing framed openings and not requiring fire-resistive rating." For a one- or two-family home, a new slider set into the same rough opening fits that wording. Widening the opening or rebuilding the header above it reaches the framing, leaving the exemption behind.

Only the outer pane of our double-pane slider cracked. Does that count?

The adopted glazing line speaks of glazing materials and says nothing about which layer of a sealed unit is broken. A cracked outer pane is replaced by changing the whole sealed unit, since the two layers are bonded into one piece.

Our slider's screen door no longer pulls itself shut. Does Battle Ground require a closer on it?

The closer duty belongs to the model code's screen section, the one Battle Ground did not adopt: for the screen season an adopting city sets, it calls for a self-closing device in good working condition on every screen door used for insect control. With 304.14 off Battle Ground's list, the city's maintenance code sets no closer duty for a slider's screen door.
