VResh Construction crew talking in the back yard of a home

Beaverton's property maintenance chapter, BC 8.07, applies to all residential property in the city, and its emergency exit section, 8.07.310, opens with a sentence that can take in a patio slider: "Every habitable space shall have at least one openable window or exterior door approved for emergency escape or rescue." Picture a family room or a downstairs bedroom with the only door to the yard being a slider. Where Beaverton's code official treats that slider as the room's exit, the exit section's upkeep duty bears on the wheels it rides on, the latch that holds it, and the track under it.

A panel that takes two hands and a hip to move then becomes a maintenance item under a section the city ranks above most of the chapter. An owner-supervised VResh visit therefore starts inside the room, working the panel the way someone leaving in a hurry would, before anyone looks at trim or glass.

Common Sliding Door Problems We Fix in Beaverton

01. A Panel That Stops Short or Needs a Shove

Rollers with flat spots or seized bearings cause a panel to drag and stop short of fully opening. Rollers top the list, because every other part of the exit depends on the panel moving. New rollers and a dressed rail fix it.

02. A Latch That Fights the Hand From Inside

A latch hook that has to be jiggled, a stripped handle spindle, or a hook binding in its keeper all slow down a person leaving the room. Panel height is fixed before the keeper is touched, and a stripped spindle or worn hook calls for a matched latch-and-handle set.

03. Bars, Dowels and Screws Added to the Track

Beaverton's exit section also says "Required exit doors and windows in a structure shall be free of encumbrances or obstructions that block access to the exit." Owners add a cut length of wood, a fold-down bar or screws through the track against forced entry. The code does not list which add-ons count as obstructions, and Beaverton's code official decides whether a given one does. VResh can fit a secondary foot lock that lifts by hand from inside, and we show you each add-on we find so you can decide what stays.

04. Gray Trim Below the Glass

On a slider, the trim that turns gray first is the strip below the glass, where runoff sits. Beaverton's coating duty for exterior wood, paint, or stain kept in good condition covers that strip, so VResh paints any trim a repair leaves bare.

Sliding Door Symptoms, Causes, and What Beaverton's Rules Mean

Most of what goes wrong with a Beaverton slider falls under the exit section (8.07.310), and the screen and coating rules cover the rest.

What You NoticeLikely CauseWhat It Means in Beaverton
01

The panel rolls freely for half its width, then grinds

Likely Cause

A cracked roller tire or a groove worn into the rail

What It Means in Beaverton

Where the slider is the room's exit, 8.07.310 asks that devices used with it be kept in sound condition and good repair, and the rollers carry the whole panel.

02

Someone leaving in a hurry has to lift and pull at once

Likely Cause

Flat-spotted rollers have dropped the hook below its keeper

What It Means in Beaverton

The latch is one of the devices a person works on the way out, so we raise the panel before touching the keeper.

03

A stick, bar, or screw head sits in the track

Likely Cause

Security hardware added by a past owner

What It Means in Beaverton

We list it on the estimate so you can decide whether it stays.

04

The panel hops off the rail when opened quickly

Likely Cause

Rollers set too low or a bent rail

What It Means in Beaverton

A panel that jumps its track can jam half open, leaving the room's exit only partly usable.

05

The screen panel will not slide or unlatch

Likely Cause

Seized screen rollers or a broken screen latch

What It Means in Beaverton

Beaverton requires screen doors to open from the inside.

06

Gray, bare wood at the trim beside the slider

Likely Cause

Paint worn off by rain running down the glass

What It Means in Beaverton

The chapter's coating duty for exterior wood applies to that trim.

07

A soft spot in the floor at the sill

Likely Cause

Water past the sill, often from clogged weeps

What It Means in Beaverton

Rot under the track can twist the frame and stop the panel from sliding freely.

Sliding Door Repair in Beaverton: What the Project Involves

#
Step
What We Do and Why It Matters
1
Ask how the room is used
We ask which room the slider serves and whether that room has another way out, since Beaverton's exit section turns on that.
2
Leave the room through the slider
The panel gets opened from inside, by hand, to full width, and each point where it catches, binds, or needs a key is noted.
3
List the add-on hardware
Bars, dowels, pins and screws in the track go on a written list for the owner, to be weighed against the obstruction sentence in 8.07.310.
4
Check the floor at the track
An awl pushed into the sill, and the floor beside it finds rot that would undo new rollers.
5
Test paint before cutting
Paint on trim that the track work will disturb gets a lead test first on any pre-1978 house, and EPA lead-safe practices apply from there.
6
Put the repair price in writing
The repair price is written down and in your hands before any work begins.
7
Reroll and true the track
We pull the panel, fit new rollers for its weight, and dress the rail until the panel rolls end to end under one hand.
8
Seat the latch
With the panel at the right height, we move the keeper to meet the hook squarely and swap a worn handle set for a matched one.
9
Coat any exposed wood
We seal and paint new or bare trim and sill wood.
10
Open it from inside one more time
You slide the panel to the full width from inside, latch it, and we hand you the written warranty.

Exit Devices on a Beaverton Slider

Section 8.07.310 has three parts that apply to a slider: the room needs an opening approved for escape or rescue, that opening must be free of obstructions, and the hardware on it must be maintained. The third part is the one a repair answers most directly: "All doorways, windows and any device used in connection with exits in a structure shall be kept in sound condition and good repair." The section does not list slider parts. On a slider, the parts a person handles on the way out are the rollers that carry the panel, the latch, and the handle that works it.

Beaverton's chapter also covers screens. Section 8.07.190 says "Screen doors and storm doors must be able to be opened from the inside without any special knowledge or effort." A seized or latched screen panel can block a slider that otherwise opens fine, so we repair it on the same visit.

The Misdemeanor Tier and the Re-occupancy Hold

Section 8.07.500 lifts a short list of sections, 8.07.310 among them, into a misdemeanor tier, a step above the civil infraction that covers most of the chapter.

For landlords, section 8.07.520(F) adds a consequence that can hold up a turnover: "If a citation alleging a violation of BC 8.07.110, 8.07.210, 8.07.310 or 8.07.320 is issued, and if the affected dwelling unit is or becomes vacant, no person shall reoccupy or permit re-occupancy of the dwelling unit until all repairs have been made by the responsible party and inspected by the code official." For a landlord between tenants, that puts both the slider repair and the code official's inspection ahead of the new lease.

Repair a Panel, Replace a Panel, or Replace the Door in Beaverton

When a Repair Restores the Exit

With a square frame, a solid sill, and faults limited to rollers, rail, latch, handle, or screen, a repair restores a one-hand slide. We then open and latch the door from inside with you before the job closes.

When the Glass or Panel Needs Replacing

A cracked pane or a bent panel frame can stop the panel from sliding true even on new rollers, and fog between the panes calls for a new insulated unit. Where the outer frame and track are sound, a new glass unit or a whole operating panel restores the opening.

When the Whole Door Is the Better Fix

A frame twisted by rot underneath, a rail too damaged to cap, or a door whose rollers and latches are no longer made puts replacement on the table. Replacement options are covered on the main sliding door repair page.

OUR FAQS

Sliding Door Repair FAQs for Beaverton Homeowners

Our family room has a slider and two windows. Which one is the emergency exit?

The exit section asks for at least one approved escape opening per habitable space without naming which one. If the slider is the opening a family would reach for in a fire, its rollers and keeper are the first parts to put right, ahead of any cosmetic work on the trim.

Screws were driven through our slider's track. Will that damage the new rollers?

It can. Backed-out screws leave holes in the rail that catch new wheels, so we fill or cap the track during the repair. While they stay in, screws through the track pin the panel shut, and whether that blocks the exit under 8.07.310 is the code official's call.

Is a stuck slider treated more seriously than a broken screen or peeling paint?

It can be. The screen rule in 8.07.190 and the exterior surface section covering paint, 8.07.150, fall outside the 8.07.500 misdemeanor list, while the exit section is on it. Under that same penalty clause, each day a violation continues counts as a separate offense.

Can we tape plastic over a cracked slider pane while the new glass is on order?

For a while. Beaverton's chapter limits tarps, tar paper, and similar materials exposed to weather on the outside of a house to three months in total within any two-year period, so plastic taped outside over a broken pane can start that count from the day it goes up.

Does the same exit rule cover the window in that room?

The maintenance sentence in 8.07.310 names doorways and windows alongside exit devices, so a window that serves as a room's exit carries the same duty to be kept in sound condition and good repair. VResh repairs windows and sliders, and both can be addressed on one visit.

Our slider is a Milgard. Could the maker's warranty cover the rollers?

VResh's status as a Milgard warranty service provider means a Milgard slider's rollers and latch can be checked against the maker's coverage on the same visit, before any part is ordered.
