About one in three Lincoln City houses is a second home. It takes longer than an empty house, and the estimate carries the extra time.
Lincoln City's rental license requires a local representative, a permanent resident who lives in the city or within 10 miles of its urban growth boundary, or an employee of a property-management company with an office in that range, and that person is usually the day-to-day contact for the alarm code, the parking, the outside faucet and which door the guests use, so the owner is not bothered with any of it unless they want to be.
On a house built before 1978, the lead-safe containment the hub page describes is planned one wall at a time so it never crosses a door guests use, and a wall that cannot be stripped, cleaned, and cleared before the next guests arrive waits for a longer gap.
The last day
The last day of a Lincoln City repaint is scheduled the same way as in the estimate, for an owner who is usually elsewhere. Final photographs of every wall go to the owner before the invoice; VResh walks the site with the representative when the owner wants a second pair of eyes; and the paperwork, the scope as completed, and the warranty go to wherever the owner lives. Some owners come for the final walk; it is not required.
