The clause that matters most to a Seaside front door is a footnote. The full warranty spells it out: the mechanical mechanism on hinges, and the mechanical and locking mechanism on the multipoint lock, are not covered where the door is installed within 5 miles of salt water, and the finish on any hardware "is not warranted and is purchased AS IS." The fiberglass slab and the glass retain their lifetime coverage for the original owner, and the document states in plain terms that "use of this product in coastal applications will not automatically void this warranty." Seaside sits on the beach with the Necanicum running through town, and the whole city is inside the 5 miles. So a Therma-Tru warranty held in Seaside covers the door but excludes the moving parts.
Three makers, three clauses
Therma-Tru is the narrower of the two coastal clauses among the three brands the main entry door page names. Masonite's reaches further: a product installed within 5 miles of any body of salt water has its lifetime term cut to 10 years, other terms halved, and on its M-Pwr line "hardware and metal items will not be warranted." JELD-WEN's exterior door warranty has no coastal clause at all; it excludes corrosion and tarnish on hardware finishes everywhere, coast or valley, and warrants a fiberglass slab for as long as the original owner occupies the house. Read together, every maker draws a line around the metal, and on this coast the homeowner is buying the door on one side of that line and the hardware on the other.
The door on one line, the hardware on another
That is how a Seaside estimate from VResh Construction is written. The door line carries the slab, frame, sill, glass and weatherstrip, and the slab is chosen on its own warranty: fiberglass, because a steel door within 5 miles of salt water is, in Therma-Tru's capitals, a product that requires prompt and careful initial finishing and maintenance, and whose warranty is void if it rusts from environmental salts. The sill on that line is chosen for its material, since the warranty excludes it: Therma-Tru's coastal sill is an all-aluminum cap with a taller profile, the aluminum for corrosion and the height against wind-driven water. It has no thermal break. That is the trade the coast makes; a colder sill in winter is the price.
The hardware line carries the hinges, the handleset and deadbolt or the multipoint mechanism, and it is chosen on a rating the door warranty does not give. Hardware carries two separate ratings: a BHMA grade for how it wears, and a finish rating from salt-spray testing for how it corrodes. On an ocean-facing entry, the second matters more. A plated finish on a zinc body is the one that goes white first; 316 stainless and PVD finishes over brass hold up far longer, and the estimate names the base metal and finish of each piece so the owner knows what was bought where the door maker's paper stops. Therma-Tru's document asks that hinges and lockset be wiped down periodically with a damp cloth and dried. That is care advice, not a condition of coverage; inside the 5 miles, the mechanisms are excluded either way, and the wipe-down keeps them working.
