Sliding Glass Door Repair in Vancouver, WA

Rental Sliders Checked Against RCW 59.18.060. Locks That Catch From the Handle. Sealed Overlaps and Dry Tracks. Cracked Panels Reglazed.

VResh Construction crew talking in the back yard of a home

A patio slider that locks only when someone lifts the handle, or lets rain into its track, can undercut the rental declaration a Vancouver landlord files each year. Registration under VMC 5.08.060 is annual for rental units within city limits, and the application's declaration ties each registered unit to RCW 59.18.060, which requires "reasonably adequate locks" and a unit kept in "reasonably weathertight condition." Owner-occupied single-family homes without an accessory dwelling unit are exempt from registration, as is an owner-occupied mobile home. Separately, VMC 17.14 sets the city's own maintenance standard for door frames and glass.

VResh repairs sliders with those standards in view. The owner-supervised visit covers the latch, the center overlap, and its pile, the sill track and both panels of glass, and the owner sees each finding and gets a written repair price before work starts. Landlords with Milgard sliders in several units can have VResh, a Milgard warranty service provider, determine which faults the maker's warranty may cover before repairs are priced.

Common Sliding Door Problems We Fix in Vancouver

01. A Slider Lock That Works Only With a Lift

Tenants describe it the same way: the door locks, but only if someone raises the handle while turning the latch. The cause usually sits under the glass, in rollers worn flat enough that the panel rides low. On a registered unit, that lock is the first of the two RCW 59.18.060 duties found at a slider. VResh fits new rollers, brings the panel back to its designed height, and adjusts the keeper or replaces a worn latch so the door locks from the handle alone.

02. Drafts Through the Center Overlap and Worn Pile

Where the two panels overlap at the center, an interlock seal closes the gap, and pile strips seal the panel edges and head. Once both flatten, a tenant feels a draft at the middle of a closed door, and the second statutory duty, a weathertight unit, is in question. VResh replaces the interlock seal and pile with strips in the door's original profile and checks the closed door for daylight.

03. A Cracked Panel, Fixed or Sliding

Vancouver's maintenance code holds that "door frames shall be kept in sound condition, good repair and weather tight. Glazing materials shall be maintained free from cracks and holes." That sentence is VMC 17.14.060(P). VResh records the sealed unit's dimensions and glass thickness at the estimate, and the order goes in from those numbers once the owner approves the price.

04. Rain Standing in the Track and a Soft Sill Below It

Dirt and pet hair in the weep slots at the front of the sill hold rain in the track until it spills over the inside lip. Years of that soften the subfloor beneath the frame. A frame letting rain inside is a weathertight problem under VMC 17.14 on any building, and under the statute on a rental. VResh clears the slots, runs a water test, reseals the sill, and probes the wood underneath.

Sliding Door Symptoms, Causes, and What Vancouver's Rules Mean

A slider's lock answers to the state landlord statute, and its drafts, leaks, and cracked glass answer to VMC 17.14 as well.

What You NoticeLikely CauseWhat It Means in Vancouver
01

A tenant reports that the door locks only some of the time

Likely Cause

The panel rides low on worn rollers

What It Means in Vancouver

This latch is the unit's lock, so it bears on the RCW 59.18.060 lock duty.

02

The handle moves but the hook never throws

Likely Cause

A broken latch mechanism inside the panel stile

What It Means in Vancouver

A latch that no longer throws leaves a registered unit's slider with no working lock.

03

Cold air where the two panels overlap

Likely Cause

The interlock seal strip has flattened or torn

What It Means in Vancouver

A closed door that passes air is a weathertight question under RCW 59.18.060.

04

Daylight along the head or the jamb edge

Likely Cause

Pile strips packed flat, or a panel riding low

What It Means in Vancouver

VMC 17.14 asks door frames to stay weathertight.

05

A crack running across the glass

Likely Cause

A ball, a chair leg, or a panel runs hard into its jamb

What It Means in Vancouver

The city's maintenance code requires glazing to be free of cracks and holes.

06

Water standing in the track after rain

Likely Cause

Weeps plugged with debris

What It Means in Vancouver

Rain that crosses the sill reaches both the frame standard in VMC 17.14 and the statute's weathertight duty.

07

The locked slider rattles in a gust

Likely Cause

A loose keeper, or a panel sitting too low to seat against its stops

What It Means in Vancouver

A door that shifts while locked raises the lock and weathertight duties together on a rental.

Sliding Door Repair in Vancouver: What the Project Involves

#
Step
What We Do and Why It Matters
1
Ask about registration
VResh asks first whether the unit is a registered rental and whether other units in the building have the same slider.
2
Try the lock from the handle
VResh runs the panel to its full travel and locks it without lifting; the same test a tenant applies each night.
3
Show each finding
Vlad shows the owner each gap, leak or crack he finds and which of the lock, weathertight or glazing lines it bears on.
4
Probe under the track
VResh probes the subfloor beside the track with an awl to find soft wood.
5
Order the right parts
Make and model decide which rollers and latch fit the panel.
6
Price the work
Vlad writes down the repair price before any work, including a replacement figure for a slider not worth repairing.
7
Lift and re-roll the panel
VResh takes the panel off the track, fits new rollers and sets its height.
8
Lock it until it catches
VResh locks and unlocks the door several times from the handle alone, and a worn latch-and-handle set is replaced if any try misses.
9
Seal the overlap and drain the track
VResh renews the overlap seal and edge pile, then floods the track to check that it drains.
10
Order the glass
Glass is ordered from the measurements taken at the estimate, to the maker's specification.
11
Walk the owner through it
The owner locks the slider from the handle and checks the closed overlap for drafts, and Vlad explains the written warranty.

Vancouver's Rental Declaration at the Sliding Door

Who Files and Which Homes Are Exempt

The yearly application under VMC 5.08.060 states that the registered units are fit for human habitation under RCW 59.18.060, and a slider in a rental house, duplex or apartment is part of that statement. The exemption's wording does not apply to an owner-occupied house with an accessory dwelling unit, and the city decides how it applies to a given property.

Locks: Why the Rollers Come First

Subsection (6) of the statute names no particular hardware. A slider latch catches only when the panel rides at its designed height, which is why Vlad prices the roller work as part of the lock repair on a Vancouver rental.

Weathertight: Interlock, Pile and Sill

A closed slider admits weather at the center overlap, along the pile and through the sill track. The statute's standard is the condition of the unit, regardless of the kind of door it has.

Glass: The City's Standard Beyond Rentals

VMC 17.14 sets minimum maintenance standards for buildings, yards, facilities and equipment throughout the city, with no rental condition attached. The city's Housing Rehabilitation Program specifications, which bind City-funded rehab jobs only, go further for reglazed door wall panels: "at least 3/16 inch tempered safety glass."

Repair a Panel, Replace a Panel, or Replace the Door in Vancouver

When a Repair Handles It

The frame is square, the sill is dry, the glass is whole, and the trouble is rollers, the keeper, the latch, interlock seals, pile or clogged weeps. Repair on that list restores the lock and the seal, and VResh reseals the fixed panel where its edges have pulled away.

When New Glass or a New Panel Is the Fix

A crack puts the panel under the city's glazing standard. Most cracked sliders need only a new sealed unit set back into the existing panel. A panel whose corners have pulled apart, or whose frame has bowed, is replaced whole.

When the Whole Door Is Due

A bent frame, a rotted sill, cracks in both panels, or parts no longer made point to replacement, as does a rental door that cannot be brought back to a working lock and a tight seal. The Vancouver sliding door replacement page covers that job, and the main sliding door repair page covers repair mechanics in more depth.

OUR FAQS

Sliding Door Repair FAQs for Vancouver Property Owners and Landlords

My rental has a Vancouver mailing address but sits in unincorporated Clark County. Does the registration reach it?

No. An unincorporated Clark County address falls outside the city's program, regardless of what the mailing address says. The lock and weathertight duties come from RCW 59.18.060, a state statute, so they apply to tenancies under the state landlord-tenant act whether or not the city's registration reaches the property.

A property manager runs my rental. Who signs the declaration?

VMC 5.08.060 lets the declaration of compliance come from "the owner or owner's agent." Whoever signs vouches for every listed unit, so a manager booking slider repairs ahead of the filing can bring the registration's unit list.

Can I put a keyed lock or a security bar on a rental slider?

VMC 17.14.250(C) says "Means of egress doors shall be readily openable from the side from which egress is to be made without the need for keys, special knowledge or effort, except where the door hardware conforms to that permitted by the building code." Whether a particular slider is an egress door and whether a given lock or bar is permitted hardware are for the city's building official to decide. Vlad can describe the secondary locks that fit the door.

Our rental is a designated historic building. Is it outside the city's maintenance code?

VMC 17.14.020(D) allows the building official to set the chapter aside for a building designated as historic by the state or a local jurisdiction when the official determines that noncompliance does not pose an unreasonable risk to public health, safety, and welfare. The carve-out applies only to the city chapter, so the RCW 59.18.060 lock-and-weathertight duties still apply to a historic rental under the state landlord-tenant act.

I live in my house and rent nothing. Can the city act on a broken slider?

The purpose section of VMC 17.14 states that buildings not in compliance with the chapter "constitute a public nuisance under RCW 7.48, Nuisances." RCW 7.48 is Washington's nuisance chapter, a legal avenue that operates separately from rental registration.

Will Clark Public Utilities help pay for a slider repair?

Clark Public Utilities lists patio doors in its weatherization program as replacement measures, with no line item for slider repairs such as rollers or latches. The Vancouver sliding door replacement page explains those terms.

We have a City of Vancouver rehab loan. What does its spec ask of a sliding door?

On City-funded rehab jobs, the specifications state that "All new sash or doors shall fit tightly in their frames and shall operate smoothly and easily." The same section calls for insect screens on operable windows, patio doors, and storm doors.
